RESIDENTIAL BUILDING INFORMATION
FEE SCHEDULE
ACCESSORY BUILDING
- (Ordinance Section 94-352(3))
  200 sq. ft. or larger requires the following:
 - Completed building permit application
 - Site Plan(showing setbacks)
 -  
Setback(min.) – 5’ rear and side  yard property lines – 10’ from dwelling shall be made fire resistant in such manner as is required for attached garages.(see ordinance for additional setback information)
  - Eaves height – maximum eaves height 14’
200 sq. ft. or less
Less than 200 sq. ft. require a slab. 
Located in the rear yard
5' from rear and side property lines 10' from any structure
Not located in any easements
DECKS - (Ordinance Section 94-352a)  -  require the following:
 - Application for building permit
 - Site plan

 EGRESS WINDOW  (Ordinance Section R310) require the following:
 - Application for building permit
 - Window location

 - U-L Rating
 - Size and height of window

 FENCE Ordinance Section 94-337
 - No building permit required
 - Fence can go on property line(survey suggested)
 - Fence cannot be located in any easements

 NEW HOMES REQUIRE THE FOLLOWING:
 - Building permit application
 - Grading plan(example)
 - 2 sets of plans
 - Energy Code Compliance

 - Truss Drawings
 - Highway Permit (
application)
 - Soil Erosion (if applicable)


REQUIRED RESIDENTIAL INSPECTIONS
 Footing Prior to any concrete being placed only required when reinforcement steel is installed. (For residential homes only)
 Foundation Drain tile, waterproofing, egress requirement.
 Rough-in (structural framing
) - After approval for electrical mechanical and plumbingTruss data for floor and or roof will be required to be placed in file.
 Exterior envelope Before any exterior covering is installed an inspection of the required house wrap is required to be completed.  All windows and doors shall be flashed to meet the manufacturer’s requirements.  Written installation instructions shall be provided by the fenestration manufacturer of each window or door.
 Insulation After all insulation is installed, drywall can be installed on ceiling if blown in insulation is being used.  Attic insulation will be checked on final.
 Final– When all work is complete and electrical, mechanical and plumbing finals have been approved.  A certificate of occupancy will be issued if requested.

ROOF PERMITS
 The City of Walker no longer requires residential roofing permits

SIDING
The City of Walker no longer requires building permits for siding.

SMALL ADDITIONS( Sun porch, additions, breezeway, decks) require the following:
 - Building permit application
 - All elevations
  - Site plan with dimensions
 -  Foundaiton and wall cross section


 
SWIMMING POOLS require the following:
 - Completed swimming pool application
 - Site plan

 - Electrical permit
